About Palm Desert Mobile Home Leveling

Palm Desert Mobile Home Leveling works under mobile and manufactured homes in Palm Desert and across the Coachella Valley. We relevel homes, rebuild piers and footings, check and replace tie-downs, and repair skirting and underbellies. When you contact us, we come out, read the frame at the piers, and hand you a written price. Nothing is lifted until you have that price and have agreed to it.

How we work

  • We look before we price. A door that drags can mean one settled pier or a whole side. The only way to know is to get under the home. Our pricing page shows typical ranges so you have a ballpark, but your number comes after the visit.
  • We raise the permit question first. California treats altering or replacing a home’s supports as a reinstallation that needs a permit. We talk it through with you before the job starts, so nobody is surprised by an inspection or a park office call. The details are on our California releveling rules page.
  • We look for water, not just the low pier. The valley floor is loose sand that drains fast, but NRCS notes that irrigation can perch water in Coachella soils and raise it in Carsitas sand. If a sprinkler head or a leaking line sits next to the low corner, we point it out, because reshimming alone will not fix that.
  • We respect the park. Most homes here sit on rented spaces, and the park has rules about work on the lot. If a job needs the park operator’s written approval, we tell you before we start.

The licence question

California’s licence class for installing, altering and repairing mobile homes and their foundations is the CSLB C-47 General Manufactured Housing Contractor. Whoever you hire, ask for the licence number and check it on CSLB’s Check a License page, or call 800-321-2752. The state’s small-job exemption only covers jobs under $1,000 and never covers work that needs a permit, so it does not cover a relevel that changes supports.

Two kinds of owner

Many owners here live in the valley all year. Indio, Cathedral City and Thousand Palms are younger places by Census median age. Others are part-year owners: more than a quarter of the homes in Palm Desert and Palm Springs, and more than a third in Rancho Mirage and Desert Edge, are held for seasonal use. A seasonal owner may come back to a door that will not latch after months away. Both get the same thing from us: a look under the home, a written price and a plain answer.

What we will not do

There are no customer reviews on this site, and we do not quote a firm price over the phone for a home we have not seen. We will not tell you a permit is not needed. And we do not sell earthquake bracing by brand name; if you want bracing, the earthquake bracing page explains what California requires first.

Frequently Asked Questions

What area do you cover?

Palm Desert and the Coachella Valley around it: Rancho Mirage, Cathedral City, Palm Springs, Thousand Palms, Indio, Desert Edge and Sky Valley. If you are farther out, such as Desert Hot Springs, ask and we will tell you whether we can take the job.

Will you tell me if I do not need a relevel?

Yes. If one pier has dropped, a pier repair may be all the home needs, and if the problem is a door or the floor decking rather than the supports, we say so instead of selling you a lift.

Do you work while I am away for the season?

Ask us when you get in touch. It depends on whether the park allows access to the lot and whether someone can open the skirting for us. Our quotes are written, so you can read one and decide from wherever you are.
