Typical Mobile Home Leveling Prices in Palm Desert
Every figure here is a typical range, not a price for your home. Your price comes from us in writing after we have seen the home and read the frame at the piers. Use the ranges to judge the size of the job and to sanity check any number you are handed.
Relevel by home size
| Home | Typical range |
|---|---|
| Singlewide | $450 to $800 |
| Doublewide | $750 to $1,400 |
| Triplewide | $1,100 to $2,000 |
A doublewide sits on two halves joined at the marriage line, with a row of piers under that seam as well as under the outside beams, and every row has to finish in the same plane. A triplewide adds a second seam. A home that is far out of level is priced once we know how many piers have failed.
What moves a relevel up the range
- Failed piers. Split caps, tipped stacks or a footing that has sunk into the sand mean rebuilding, not reshimming. Those are priced per pier below.
- Water near the home. The valley’s sands drain fast, but NRCS notes that irrigation or seepage can create a seasonal water table 2 to 5 feet down in Carsitas sand, and perched water is common where Coachella soils are irrigated. If a sprinkler line or a leak keeps one end wet, the quote says so.
- Height. California caps a pier at 36 inches. If more than a quarter of a home sits 3 feet or more off the ground, Title 25 calls for a foundation system, which is a different job.
- Attachments. Carports, awnings and porches fixed to the home often stand on their own posts. We watch them while the frame moves.
Piers and pads
| Job | Typical range |
|---|---|
| Reshim or reset a pier during a relevel | $75 to $150 each |
| Rebuild a pier: new footing, blocks and cap | $150 to $400 each |
Title 25 wants footings set level on firm, undisturbed soil or compacted fill, with the load on the soil kept within 1,500 pounds per square foot unless higher values are approved, and any pier that is not a concrete block pier has to carry a label of approval. More on pier and pad repair.
Tie-downs and anchors
| Job | Typical range |
|---|---|
| Tighten existing straps during a relevel | usually small, quoted with the relevel |
| Anchor and strap replacement or new install | $600 to $3,500 |
Replacing stabilizing devices is part of what California counts as a reinstallation. See tie-downs and anchors. Earthquake bracing is a separate, optional system with its own permit; we explain the rules on the earthquake bracing page and quote it only after you have read them.
Under the floor
| Job | Typical range |
|---|---|
| Vapor barrier or underbelly patches | $300 to $800 |
| New underbelly, singlewide | from about $1,200 |
| New underbelly, doublewide | up to about $4,500 |
See vapor barrier and underbelly.
Skirting
| Job | Typical range |
|---|---|
| Panels, vents and access doors | $200 to $800 |
| Replace vinyl skirting all the way round | $900 to $2,500 |
Title 25 says skirting goes back on only after the underfloor work has been approved, so on a permitted job the skirting is the last thing we close up. See skirting repair.
Inspections
| Job | Typical range |
|---|---|
| Level, pier and tie-down inspection with a written report, before a purchase or before you leave for the season | $150 to $350 |
Five questions for any quote
- What is your CSLB licence number, and is it a C-47? (Then check it on CSLB.)
- Does this job alter or replace supports or tie-downs, and who is pulling the permit?
- Is my park under HCD or a city building department for permits?
- How many piers are being rebuilt and how many only reshimmed?
- Is the permit fee in this price?
If you would rather work it out yourself first, the leveling cost calculator uses these same ranges.
Frequently Asked Questions
Is the price on this page my price?
No. These are typical ranges so you know whether a job is likely to be hundreds or thousands. Your price comes from us in writing after we have been under the home and seen the piers, pads and tie-downs.
Is the permit fee in your quote?
Ask about it on any quote you get, ours included. In California a job that alters or replaces a home's supports is a reinstallation that needs a permit, and the fee is set by the agency that issues it, not by us. We say on the quote whether the permit and its fee are covered.
Do you charge for the inspection?
A level, pier and tie-down inspection with a written report typically runs $150 to $350. That is the same check we use before a purchase, and it is priced because you get a report you can keep and hand to a seller or a park.
