Mobile Home Skirting Repair in Palm Desert

Skirting is the panel wall around the base of a mobile home, between the floor line and the ground. It closes off the space under the home, keeps animals and blowing sand out, carries the vents that let that space breathe, and gives you an access door to reach the plumbing and piers. Repairs to panels, vents and access doors typically run $200 to $800. Replacing vinyl skirting around the whole home typically runs $900 to $2,500. You get a written price after we have walked the perimeter.

What goes wrong with skirting here

Wind. The Coachella Valley’s habitat plan describes the wind carrying sand off the Whitewater and Mission Creek washes down the valley, and on July 31, 2023 a haboob brought gusts over 50 mph. Loose panels and access doors that were never latched properly are the first to go in wind like that.

Sand drifting against the panels. Most of the valley floor is Myoma fine sand, which formed in sand blown from recent alluvium. Where sand piles up along one side of a home, it can bury vents and press on the bottom of the panels.

Settling. When a pier drops, the home can come down on that side and the skirting below it can bow or pop out of its track. That is a leveling problem first and a skirting problem second.

Storm runoff. Summer thunderstorms can briefly flood the sand, NRCS notes, and when the remnants of Hurricane Hilary crossed the valley on August 20, 2023, Palm Springs took about 3.2 inches, 69% of a normal year. Water running against skirting can wash sand out from under the bottom edge and leave gaps.

What we do

  • Rehang and refasten loose panels and reset them in their top and bottom tracks.
  • Replace cracked or missing panels, matching colour and profile where we can.
  • Replace vents that are crushed, buried or missing, so air can still move under the home.
  • Replace or rehang access doors, because you or the next person working on the home needs to get underneath.
  • Replace the whole run when the old skirting is past patching.

If new panels would stand out against old faded ones, we tell you and offer a full side or a full run instead.

Check the home before the skirting

Skirting that keeps bowing in one spot is telling you something about the pier above it. Before replacing panels, we look at the level on that side. If a pier has dropped, we put the pier and pad repair on the quote too, because new skirting under a settling home will bow again.

On a permitted job, Title 25 says skirting goes back on only after the underfloor work has been approved. So when skirting is part of a relevel or pier job, it is the last thing we close up.

While the skirting is off

With the panels down, it is a good moment to look at the underbelly and vapor barrier. Torn bottom board, fallen insulation and signs of animals are much easier to see and fix while the space is open.

Typical ranges for skirting and every related job are on our pricing page.

Frequently Asked Questions

What does skirting repair typically cost?

Repairs to panels, vents and access doors typically run $200 to $800. Replacing vinyl skirting all the way around the home typically runs $900 to $2,500, mostly depending on the length of the perimeter. We quote in writing after we have walked around the home.

My skirting is bowing out along one side. Why?

Often because the home has settled onto it. Skirting is fixed between the bottom of the home and the ground, so when a pier drops, the home can push down on the panels and bow them. We check the level along that side before replacing panels that would only bow again.

Why does the skirting go on last after leveling?

On a permitted installation, Title 25 says skirting is not installed until all the underfloor work has been approved by the enforcement agency. So if your relevel or pier work is permitted, the skirting gets closed up after that approval.
